Property Condition Assessments

In addition to providing Phase I ESAs, Performance provides Property Condition Assessments – also known as Property Condition Reports or Commercial Building Inspections – for a wide variety of clients, encompassing multi-family residential, commercial, hospitality, new construction and industrial facilities.

Property Condition Assessments (PCAs) allow buyers, sellers and lenders to evaluate the condition of their property and assess its potential risk.  PCAs are often required as part of pre-purchase, owner commissioned or refinance transactions. Performance is a trusted and timely provider of PCAs for portfolios of all sizes, types and geography.  An essential part of any transaction, our PCAs are performed according to ASTM E2018 standards and can be customized to a clients’ needs.  During a PCA, an initial site visit is performed to evaluate the general condition and maintenance history of the property. Then the overall design and construction of all structures on the property are assessed and available project and construction documentation are reviewed.

The Property Condition Assessment offers a narrative on the condition and adequacy of all site and building improvements. It contains forms and information including items of deferred maintenance, estimates of immediate and annual replacement reserves, and comments on the building’s conformance with codes (e.g. ADA requirements, FHA compliance, etc.).
